Behind the Closing: Vision & Timing

Some homes sell quickly because they check every box for a broad audience. Others require patience, strategy, and the confidence to trust that the right buyer will come along.

23 Francis Street in Newton Centre was the latter — and it was a sale I truly enjoyed from start to finish.

This was a new construction home, and at the builder’s request, we began marketing the property before it was fully completed. That approach can be incredibly effective for buyers who know exactly what they want and where they want to be. In this case, the location was a big part of the appeal: a quiet, lesser-known street with just a handful of homes, tucked into a highly desirable area of Newton Centre and within walking distance to several houses of worship.

The home itself offered so much of what buyers often say they’re looking for:
  • A two-car garage.
  • A beautiful first-floor primary suite.
  • An open living, dining, and kitchen layout with sliders leading to an outdoor patio.
  • A flexible home office/den on the first floor.
  • Three bedrooms on the second floor, including one en-suite plus an additional full bath.
  • Laundry hookups on the first floor and a large laundry room in the basement.
  • A spacious lower level with a huge open area and an additional en-suite bedroom.
On paper, it checked a lot of boxes.

But timing matters.

As the home was coming to market, the market itself was beginning to transition. Homes were taking longer to sell, and there were many townhouse-style condos available, giving buyers plenty of options. We had strong interest — buyers understood the value, loved the location, and appreciated the quality — but some struggled with the layout for their specific needs.

We always knew this home would be perfect for someone. The challenge was finding that buyer.

As construction wrapped up, we leaned in. We staged the home, added new photography, refreshed the marketing language, and created additional video content. I held open houses every weekend and added weekday, after-work opportunities so buyers wouldn’t miss their chance to see it. We stayed active, visible, and flexible.

And then — one evening — it happened.

The perfect buyers walked through the door. The layout made sense to them. The location was exactly what they wanted. The home felt right. It was the buyer we had envisioned all along, and they loved it.

From there, everything came together. The builder was thrilled and worked closely with the buyers to bring the home across the finish line. With his experience, responsiveness, and commitment to quality, we reached a successful closing that felt good for everyone involved.

I truly enjoyed working with the builder on this sale. His trust in me allowed me to market the home confidently from the very beginning, and his expertise made it easy to stand behind the product without hesitation.

This sale was a great reminder that not every home is about speed — sometimes it’s about strategy, persistence, and believing in the right match.
