Behind the Closing: Strategy, Timing and Teamwork

This one started with a call from sellers who had visited one of my open houses in the area. A job relocation meant they needed to move, and timing wasn’t exactly on our side, as we were heading into the slower fall market with a second and third floor condominium.

In our market, homes like this often appeal to buyers transitioning out of rentals, and by fall, many have already renewed their leases, which can limit the immediate buyer pool.

Understanding their goals, we moved quickly. We created a clear plan, tackled decluttering and packing, brought in trusted painters, and had professional photos done within a week of them hiring me. We hit the market and generated interest, but as their relocation timeline accelerated, we made a strategic decision: it would be easier on the family to move out, stage the home, and reintroduce it in its best light.

That move paid off, we secured a strong offer. The only catch? It was contingent on the buyer selling their home.

We talked through the pros and cons and decided to move forward, giving the buyers a set timeframe. If their home didn’t go under agreement, we’d pivot and come back to the market in the spring, keeping our sellers in a strong position no matter what.

Unfortunately, the buyers weren’t able to meet the timeline. After evaluating their home and pricing strategy, we made the call not to extend and instead re-launch.

We came back on the market with fresh momentum, had a very busy weekend, received multiple offers, and successfully closed by mid-March.

This was truly a team effort, the buyer’s agents were fantastic partners throughout, and my sellers did an incredible job maintaining the home (even through a snowy winter!) to ensure it showed beautifully every time.

Every transaction has its twists, but with the right strategy, timing, and teamwork, we were able to create a successful outcome, and keep our clients moving forward with confidence.
